Rates, Terms and Conditions and Availability:

Booking Deposits: A non refundable 25% or £100 booking deposit (whichever is the greater) is required to confirm any booking and must accompany the completed Booking Form by post to the address in France shown below (and on the contact us page). Full payment including a damage/loss/cleaning deposit of £100 must be made 8 weeks prior to your arrival date. A booking agreed less than 8 weeks prior to the arrival date must be paid in full. Bookings will be confirmed upon receipt of the booking form and deposit. Your confirmation will include an invoice which will detail the balance of the cost of the accommodation (less the booking deposit) plus the damage/loss/cleaning deposit of £100. The damage/loss/cleaning deposit will be returned to you on the day of departure or at latest by post within 1 week and after the property has been checked for any excessive cleaning, damage or loss. It is the client's responsibility to leave the accommodation in a clean and undamaged state, with full inventory, prior to departure. Any excessive cleaning (charged at £20 or 25 euros per hour), damage or loss to the property and/or its contents or any undue expenses associated with the client's occupancy incurred by the owner will be deducted from the deposit and such costs in excess of the above deposit amount will remain the resposibility of the client and will be charged accordingly at the cost of labour, repair or replacement.

If the full payment is not received eight weeks prior to arrival then the accommodation may be re-let and the deposit forfeited. Only cheques, paypal or cash payment can be accepted. Payment in EUROS will be accepted at the conversion rate of 1.25 euro per £1 Sterling.

The rental includes bed linen and towels. A mid week linen and towel change is available at a small extra charge to cover the laundering.

Part week bookings will be considered depending on our booking schedule and availability and will be charged at a pro rata daily rate. When calculating rental charges over a month end, the month containing the majority of the days determines the rental payable.

Check in - Check out: Change over days are normally SATURDAYS, however it may be possible to accommodate variations depending on the booking pattern and flight schedules. Departure time is 10.00 am. Keys are available on arrival at 16.00 pm. If your travel plans conflict badly with these days and times, call us and we will try to accommodate your needs.

Electric / Water / Gas: Electricity, Water and Gas within the properties are inclusive in the cost of your rental. However in March and October a 30 euro per week supplement will be charged if you elect to take electric heaters (optional).

Sub Letting: The accommodation may only be used by the clients whose names appear on the booking form, please advise all names when you make your booking.

Insurance: Clients are strongly advised to take out full travel, medical and accidental injury insurance. We will not accept any responsibility for any accident or injury caused whilst on our premises in France. We are unable to accept responsibility for any aspect of your holiday beyond our control, including threats of war, terrorism, civil commotion, industrial disputes, government action and/or travel delays.

Services Provided:

Complimentary Welcome Pack: Tea, Coffee, Milk, Sugar, Bottled Water, Bottle of Local Wine. If you are going to be a late arrival and need additional supplies, just let us know and we will shop for you and have your provisions waiting for you on arrival.

Basics and Essentials Kit: Roll of Kitchen Towels, Toilet Rolls, Tea Towels, Washing Up Liquid, Dish Cloth and Scourer, Hand Soap, Dustbin Bags, Matches, Salt & Pepper.

Bed Linen, Bath and Hand Towels. Please bring your own Beach Towels!

WiFi Internet Access is available, free of charge.

Young Children & Babies: We will provide cot, high chair and stair gate subject to pre-booking. Baby sitting can be arranged.

Laundry Facilities: There is a seperate laundry area (in the studio), drying line, iron and ironing board.

All Electricity, Water and Gas is included in the rental. There is a small weekly supplement for out of season bookings where additional heating is required. Both the Cottage and the Pigeonnier have wood burners. An electrical radiator will be supplied for additional heating if required.

Television, DVD and VHS: Independent Television (Free Sat) is available in each accommodation. We will loan Books, DVD's and Videos from our extensive library free of charge.

We have a petanque piste and boules are available to loan. An outdoor full size table tennis table can be set up if required. We will gladly arrange Bicycle Hire or Equestrian Bookings locally. Ahead of your arrival, we are happy to book Tee Times at any of the local golf courses - see Locale Page. Local restaurants can be booked via the owners and to avoid the expense of mobile phones, you are most welcome to use our house phone for calls in the local area.

There is an information pack in each property full with details of local attractions and amenities and we are always available to help you in any way we can to enjoy your holiday.

AND Finally, if you do not have the time or inclination to clean the accommodation before you leave, we offer a Final Cleaning Service for 30 euros.

2010

Labarthe is ideally suited to a family seeking a peaceful relaxing holiday in rural France. The Cottage will accommodate up to 8 persons (2 double and 4 single beds). The Pigeonnier will accommodate 2 persons (double). The minimum let is for a period of ONE WEEK. A baby cot can be supplied if required. Well behaved dogs (and owners) are welcome. Rates below are for 2010 onwards.

Out of season bookings in November, December, January and February can be accommodated by special arrangement, as can longer term lets for the entire winter period or for home seekers looking for their own Dordogne / Lot & Garonne property. Long term lets (including all services) are negotiable depending on duration. Please call us for details.

The availability for each property is shown in the calendars further down this page. Early booking is advised for July and August as we are listed with Welcome Cottages and Cottages 4 You who usually take at least 6 weeks per property of this premium time.

The Cottage:

If your travel arrangements do not fit in exactly with our Saturday changeover policy, we can make special arrangements to accommodate you in private rooms in the main house until the cottage or pigeonnier is vacated. 2 private double bedrooms with separate access and en suite facilties are available as a "pit stop" at £50 per night per room.
